An unprecedented surge in ads of hotels available for sale, in more or less popular destinations, has been recorded since the beginning of the year and until the official opening of the 2021 tourism season. According to estimations, this rise was triggered by the pandemic. In addition, a number of hoteliers have decided to simply withdraw from the tourism industry.
A survey carried out on real estate websites recorded 813 advertisements for the sale of hotels in the whole country. It should be noted that the number of units for sale is definitely higher as hoteliers also use other media channels to publicize their intentions.
Indicatively, in the centre of Athens, a 1,500 square metres, 170-room hotel is available for sale at a price of EUR 28 million and a 4,000 square meters, 40-room hotel in Plaka, overlooking the Acropolis, at a price of EUR 13 million. In the centre of Thessaloniki, a hotel built in 1999, of 3,900 square metres, 9 levels, is offered for EUR 11 million.
In Halkidiki, an advertisement was posted for the sale of a 2,000 square metres hotel in Pallini, built in 1995, with 85 rooms and apartments of 55 square metres, with the right to further expansion, at a price of 5 million euros. In Corfu, a historical hotel in the very heart of the city, built in 1920, of 1.000 square metres, on a plot of 500 square metres, 4 levels, for sale, at a price of 4 million euros. In another popular destination such as Rhodes, a hotel built in 1970, 3,000 square metres, 4 stars, 2 levels, 280 rooms is for sale for 26 million euros.
Moreover, in Heraklion, Crete, there is an increase in the sales of large units. For example, an advertisement for the sale of a 5-star hotel, 25,000 square metres, 370 rooms by the sea, at a price of 72 million euros, was posted. In the context of the current survey, this is one of the highest prices at the moment for the sale of a hotel through online advertisements in Greece.
For example, in Santorini, and more specifically in Oia, a hotel of 2,500 sq.m., 31 rooms, is offered for sale at a price of 15 million euros, while in Mykonos, a hotel built in 2016, 2,900 sq.m., on a plot of 29,000 sq.m. and 40 rooms, is offered for sale at a price of 30 million euros.
Overall, 66 ads regarding hotels available for sale in the centre of Athens were posted, 19 in the southern suburbs, 5 in the northern suburbs and 12 in Piraeus. In Thessaloniki, 8 ads were posted. A large supply was also recorded in Halkidiki with 108 sale advertisements, while in Pieria, 15 hotels were already for sale by the time of the survey.
The number of advertisements for the sale of hotels in the Ionian Islands reached 102, of which 57 in Corfu, 13 in Zakynthos, 9 in Lefkada, 22 in Kefalonia and 1 in Ithaca. Also in the Dodecanese, 40 hotels were put up for sale, of which 25 in Rhodes, 6 in Kos, 5 in Patmos, 2 in Karpathos, and one each in Astypalaia and Kalymnos. Similarly, 195 hotels were put up for sale in the Cyclades, of which 89 in Santorini, 34 in Mykonos, 33 in Paros, 13 in Andros, 4 each in Sifnos and Syros, 3 each in Ios and Naxos, 2 each in Milos, Tinos and Antiparos, and 1 each in Amorgos, Kea, Serifos and Folegandros.
In Crete, 92 hotels are for sale online, of which 57 in Heraklion, 16 in Chania, 12 in Rethymno and 7 in Lassithi. In the Peloponnese, 66 hotels are for sale, of which 16 in Achaia, 15 in Laconia, 11 in Corinthia, 10 in Argolida and 7 each in Arcadia and Messinia.
Finally, 22 advertisements were recorded in Evia, 19 advertisements in Thassos, 15 advertisements in areas of Pelion, 11 advertisements in the Sporades islands, 6 advertisements in Larissa, 5 advertisements in Kavala, 4 advertisements in Chios and 1 advertisement each in Lesvos and Fthiotida.
